Before and after

BEFORE · what the owner typed
Panel upgrade proposal for Yvette Ibarra, 3999 Willowland Ave, Flintford. I'm Adrian Nowak with Bayleigh Electric, 312-555-0124. Site visit notes: existing 100 amp breaker panel in the basement, all spaces full, no open slots. Two spots have double tapped breakers, I flagged that as a safety concern. Bottom of the panel box has rust from basement moisture. No circuit labels, directory is blank. She wants a heat pump put in this spring and thinks she'll want an EV charger in the garage in a year or two. My load calc says 100 amp won't carry the heat pump plus a charger. Pricing: Option 1 Good is a new 100 amp 30 space panel, give each double tapped circuit its own breaker, mount it higher off the floor, label everything. $2,850. Option 2 Better is a 200 amp service upgrade, new meter base and mast, new 40 space panel, dedicated heat pump circuit, label everything, $4,600. Option 3 Best is everything in Better plus whole home surge protector, a 50 amp circuit run to the garage for the charger (outlet only, charger not included), and a printed circuit directory with photos of the finished panel, $6,150. All prices include permit and inspection visit and cleanup. Utility coordination is not included. Deposit is 30 percent to schedule. Power will be off about 6 hours. Labor warranty 2 years. Good for 30 days. I'd recommend Best because of her heat pump and charger plans.
AFTER · what the skill produced

Hi Yvette,

Thank you for having us out to 3999 Willowland Ave in Flintford. You asked about adding a heat pump this spring and possibly an EV charger in a year or two. Here is what we found on your 100 amp basement panel and three ways we can handle the upgrade.

What we found

Safety concern, recommended now

  • Two spots in the panel have double tapped breakers (two wires on one breaker).

Recommended now

  • The bottom of the panel box has rust from basement moisture.

Also recommended

  • All spaces in the panel are full, with no open slots for new circuits.
  • The circuit directory is blank, so no circuits are labeled.
  • Our load calculation shows a 100 amp service will not carry a heat pump plus an EV charger.

Option 1: Good, new 100 amp panel, $2,850

  • New 100 amp, 30 space panel
  • Each double tapped circuit gets its own breaker
  • Panel mounted higher off the floor
  • Every circuit labeled
What it means for you: this replaces the rusted panel, fixes the double tapped breakers, and gives you open spaces. It keeps your service at 100 amp, which our load calculation shows will not carry a heat pump and an EV charger together.

Option 2: Better, 200 amp service upgrade, $4,600

  • New 200 amp service with a new meter base and mast
  • New 40 space panel
  • Dedicated circuit for your heat pump
  • Every circuit labeled
What it means for you: this gives your home the capacity for the heat pump, with a new 40 space panel that has open spaces and labeled circuits.

Option 3: Best, 200 amp upgrade with surge protection and EV charger circuit, $6,150

  • Everything in Option 2
  • Whole home surge protector
  • A 50 amp circuit run to your garage for a future EV charger (outlet only, charger not included)
  • A printed circuit directory with photos of the finished panel
What it means for you: this covers the heat pump now and has the charger circuit already in place for when you are ready.

How they compare
Option 2 is $1,750 more than Option 1. Option 3 is $3,300 more than Option 1 and $1,550 more than Option 2.

Our recommendation
We recommend Option 3. You plan to add a heat pump and an EV charger, and our load calculation shows 100 amp will not carry both, so Option 3 sets up the service and the garage circuit for everything you told us you want.

Terms

  • All prices include the permit, the inspection visit, and cleanup. Utility coordination is not included.
  • A 30 percent deposit schedules the job: $855 for Option 1, $1,380 for Option 2, or $1,845 for Option 3.
  • Power will be off for about 6 hours.
  • Labor is warranted for 2 years.
  • This proposal is good for 30 days.

Questions for the owner

  • What start date or scheduling window should we offer Yvette?
  • Who handles utility coordination, and should we tell her it is her responsibility?
  • Which payment methods do you accept for the deposit and final balance?
  • Is the heat pump circuit in Option 2 included for the heat pump she plans to buy, and do you need the unit's specs first?
  • Options 2 and 3 do not say what happens to the two double tapped breakers or the rust on the panel box. Do both options include giving each double tapped circuit its own breaker and replacing the rusted box? Please confirm so we can add it.
  • Please confirm permit, inspection, and utility requirements for Flintford locally before sending.
  • Sizing and load calculations are done by the licensed electrician on the job. Please have the licensed electrician on the job confirm the load calculation and panel sizing before sending.
