Before and after
Material Takeoff
Job: Whitaker mudroom addition and deck
Address: 2065 Millhaven St, Elderdale
Customer: Roy Whitaker
Prepared for: Pinehaven Builders
Scope: Frame three mudroom walls (two at 12 ft, one at 8 ft, all 8 ft tall) with 2x4 studs at 16 in on center, sheath with 7/16 OSB, and build a 12 ft by 16 ft deck with 5/4x6 decking and 2x8 framing.
Mudroom wall framing
- Studs, 8 ft precut: 2 walls x 10 studs = 20, plus 1 wall x 7 studs = 7. Total 27 studs. No waste given, so order 27. 27 x 3.85 = 103.95
- Plates, 2x4x12 for the 12 ft walls: each wall has 1 bottom plate and a double top plate, so 3 plates per wall. 2 walls x 3 = 6 plates. 6 x 7.10 = 42.60
- Plates, 2x4x8 for the 8 ft wall: 3 plates. 3 x 3.85 = 11.55
- Section subtotal: 103.95 + 42.60 + 11.55 = 158.10
Wall sheathing (7/16 OSB, 4x8 sheets)
- Wall length: 12 + 12 + 8 = 32 ft. Each sheet covers 4 ft of length on an 8 ft tall wall, so 32 / 4 = 8 sheets.
- 10 percent waste: 8 x 1.10 = 8.8, rounded up to 9 sheets. No opening deductions made, as requested.
- 9 x 14.50 = 130.50
- Section subtotal: 130.50
Deck framing
- Joists, 2x8x12: 13 joists. 5 percent waste: 13 x 1.05 = 13.65, rounded up to 14. 14 x 15.25 = 213.50
- Rim joists and band, 2x8x16: 2 rim joists + 1 band = 3 boards. 5 percent waste: 3 x 1.05 = 3.15, rounded up to 4. 4 x 19.80 = 79.20
- Joist hangers: 13, no waste. 13 x 1.95 = 25.35
- Section subtotal: 213.50 + 79.20 + 25.35 = 318.05
Decking (5/4x6, 16 ft boards)
- Each board covers 5.5 in plus a 1/8 in gap, which is 5.625 in. Deck width is 12 ft, which is 144 in. 144 / 5.625 = 25.6, rounded up to 26 boards.
- 5 percent waste: 26 x 1.05 = 27.3, rounded up to 28 boards. 28 x 31.00 = 868.00
- Section subtotal: 868.00
Job total: 158.10 + 130.50 + 318.05 + 868.00 = 1,474.65
Assumptions
- Stud counts (10 per 12 ft wall, 7 per 8 ft wall) are your counts, used as given.
- No waste added to wall framing because none was given.
- No door, window, or opening deductions on the sheathing.
- Prices are the ones you gave, with no tax or delivery included.
Questions for the owner
- Do you want waste added to the wall studs and plates? If so, what percentage?
- Does the mudroom have any doors or windows that need extra framing, headers, or sheathing deductions? Header sizes should be confirmed from the plans or an engineer.
- Which fasteners, flashing, ledger board, posts, footings, and railings should be on this list? None were given.
- Do you want tax and delivery added to the total?
