Before and after
Scope of Work for Sara Cobb
2823 Owlhaven St, Fairdale
Prepared by Reedhaven Handyman Services
What the photos show
- Under the bathroom vanity: the hot side braided supply line appears to be dripping at the nut. The bottom of the cabinet looks dark and swollen.
- Toilet base: the caulk is cracked and dark. Sara says the toilet rocks a little.
- Back door: daylight shows under the left side, and the door sweep is torn.
- Also in photo 1: the outlet next to the sink looks old, with two prongs and no reset buttons.
Safety concern, recommended now
- Outlet next to the bathroom sink. This is electrical work, so it is outside what we do. We recommend a licensed electrician look at it. We have not priced it.
Recommended now
- Replace the hot side supply line under the vanity, since it is leaking now. 0.5 hr at $65/hr = $32.50, plus materials $9.50 = $42.00
- Replace the swollen vanity bottom panel, since the water has damaged it. 1.5 hr at $65/hr = $97.50, plus materials $0.00 (3/4 in plywood from our shop stock) = $97.50
Subtotal, Recommended now: $139.50
Also recommended
- Reset the toilet and re-caulk the base, since the caulk is cracked and the toilet rocks. 1 hr at $65/hr = $65.00, plus materials $7.25 = $72.25
- Replace the torn door sweep on the back door, where daylight shows under it. 1 hr at $65/hr = $65.00, plus materials $14.00 = $79.00
Subtotal, Also recommended: $151.25

Questions for the owner
- What are the measurements of the vanity bottom panel and the back door sweep?
- Does the toilet need shims, a new wax ring, or new bolts? The photos cannot show this.
- Do you want to mention the dark, swollen cabinet bottom to Sara as a possible mold concern, with a licensed professional recommended? The photo cannot tell us what it is.
- What day and time can you do the work?
What it does
Turns customer photos and the handyman's quick notes into a clear scope of work, a materials list, and a total the customer can approve in whole or in part. It works for one repair or a whole page of small jobs.
Use it when: Use when a handyman has photos or a photo description of a problem, plus quick notes, and needs a written scope of work and materials list, such as: scope this from the pictures, write up what the customer sent, or make a materials list from these photos.
