Before and after
Prep Scope and Surface Condition Notes
Customer: Nora York
Job address: 3476 Oakridge St, Marshglen
Prepared for: Quarryridge Painting
Area by area
Kitchen (photos 1-4)
- Ceiling over the stove has a yellow brown stain with no drip. Nora York says the upstairs bath leak was fixed by a plumber last spring.
- Walls have a grease film near the stove and several nail holes by the pantry door.
- The cabinet side panel has a glossy finish.
- Prep: wash walls, prime the ceiling stain with stain blocker, patch the nail holes, scuff sand the glossy panel.
Front hall (photos 5-8)
- Walls are scuffed with a couple of dents and one crack above the door, about 10 inches long.
- Trim near the shoe rack has chipped paint at the bottom.
- Prep: patch dents, caulk the crack, sand the trim chips, then paint.
Back deck rail and trim (photos 9-14)
- Rail paint is peeling in sheets on the top cap, with bare gray wood showing in about 3 spots.
- One corner post is soft when a screwdriver is pushed in.
- Prep: scrape, sand, spot prime the bare wood, then paint.
Safety concern, recommended now
- Corner post on the back deck is soft. We recommend having a carpenter or other licensed professional check it before we paint, since paint will not fix a soft post.
- The house was built in 1962 and has not been tested for lead that we know of. We recommend a licensed professional test the deck rail paint before we scrape or sand it. Please confirm any local lead-safe work rules.
Recommended now
- Deck rail top cap is peeling in sheets with bare wood showing in about 3 spots. We recommend scraping, sanding, and spot priming now.

Questions for the owner

- Should the deck post repair and lead test be listed as separate items on the estimate, and who will you refer Nora York to for them?
- Does the $825 prep labor include materials, or should materials be added separately?
What it does
Turns a painter's job photos and quick notes into a written prep work scope and a surface condition record, organized room by room or area by area. It gives the owner a clear list of the prep to do and a record of what the surfaces looked like before work started.
Use it when: Use when a painter has job photos plus quick notes and needs a prep work scope and surface condition notes, such as "go through these photos and write up the prep," "what surface issues do you see," or "make a prep scope for this job."
