Before and after
Roof Inspection Report
Beechbury Roofing, 206-555-0172
Homeowner: Hannah Donovan
Property: 2170 Alderbury Rd, Ashbrook
Inspection date: 3/12
Reason for inspection: Stain on the bedroom ceiling
Summary
Your asphalt shingle roof has two slopes. The front slope looks mostly fine. We found the cause of your ceiling stain on the kitchen vent pipe, and we found several other items on the back slope, chimney, and gutters that we recommend taking care of.
Safety concern, recommended now
- Soft spot near the back left eave: While walking the roof we felt a soft area about 2 feet wide (photo 7). It could be damaged decking, which is the wood under the shingles. We recommend a closer look. If it is a structural question, a licensed professional may need to assess it.
Recommended now
- Cracked pipe boot on the kitchen vent: The rubber seal around the vent pipe is split all the way around (photo 4). This is the leak, and the ceiling stain is directly under it. We recommend replacing the boot.
- Lifted and creased shingles on the back slope: About 6 or 7 shingles near the ridge are lifted and creased, likely from wind. We recommend repairing them so water cannot get under them.
- Chimney flashing sealant: On the uphill side, the sealant has dried out and is cracking. We did not see a leak there yet. We recommend resealing it before water finds its way in.
Also recommended
- Gutters on the left side are full of shingle grit and leaves. We recommend cleaning them.
- The downspout at the back corner is loose. We recommend tightening it.
Checked and good
- Front slope (mostly good), ridge vent, and the hall skylight seal.
Estimate
- Pipe boot replacement and shingle repair: 385 total
Not inspected
- Attic: The hatch is painted shut, so we could not check the underside of the roof or the area above the stain. It was not assessed.

Questions for the owner
- What price should we list for the chimney resealing, gutter cleaning, downspout repair, and the closer look at the soft spot? Only the boot and shingle repair was priced.
- Does the homeowner want us to offer to open the attic hatch on a return visit?
