Estimate for Rose Vega
1307 Lindenhaven Ave, Dundale

Hi Rose, thank you for having us out. Below is what we found in our photos of your roof and what we recommend. You mentioned a brown stain on the back bedroom ceiling near the chimney that grows after rain, so we looked at that area closely.

Safety concern, recommended now

  • Soft, sagging area at the back valley (photo 5). It is about 3 feet wide, and our estimator could press it down by foot. We recommend checking the decking under this spot when the old shingles come off and replacing any bad wood. Decking is $95 per sheet, counted at tear off. This is not in the totals below because we cannot know the number of sheets until the roof is open. If the framing under the sag looks damaged, we recommend a licensed structural professional look at it.

Recommended now

  • Tear off and replace shingles, 24 squares (photos 1 and 2). The edges are curling and granules are gone in spots, leaving bare areas. We recommend replacing with Atlas Pinnacle Pristine in Hearthstone, with synthetic underlayment included. 24 squares x $485 = $11,640
  • Chimney flashing (photo 3). The flashing is rusted and pulling away, and the tar patch is cracked. This matches the stain near the chimney, so we believe it is leaking now. We recommend new step and counter flashing. $620
  • Plumbing vent boots, 3 (photo 4). The rubber is cracked on all three. We recommend replacing them. 3 x $85 = $255
  • Ice and water shield at valleys and eaves. We recommend adding it as part of the new roof. $1,150

Subtotal, Recommended now: $13,665

Also recommended

  • Ridge vent, 42 ft (photo 6). It is cracked with a piece missing. 42 ft x $14 = $588
  • Drip edge, 160 ft (photo 7). There is none along the eave edge. We recommend adding it with the new roof. 160 ft x $4.50 = $720
  • Fascia, 12 ft at the rear corner (photo 8). The board is rotted. 12 ft x $22 = $264

Subtotal, Also recommended: $1,572

Totals

  • Safety concern and Recommended now items that have a price: $13,665
  • Full estimate, all priced items: $15,237
  • Not included: replacement decking at $95 per sheet, if needed

What photos cannot show: We cannot see the wood under the shingles from photos. We will know the real condition once the old roof is removed, and any extra decking would be added at the per-sheet price above.

You are welcome to approve all of this or only part of it. If you decide to decline or put off any item, we will note that as your decision.

Questions for the owner

  • How long is this estimate good for?
  • What are the payment terms and the expected start date?
  • Is haul-off and cleanup included in these prices?
  • What warranty do you want listed, for labor and for the shingles?
  • Do you want a permit line added? Please confirm local rules.
  • Roughly how many decking sheets do you expect at the sag, if you want to give Rose a range?

What it does

Turns roof and attic photos, plus the roofer's measurements and prices, into a written estimate the homeowner can read and approve. Every item is tied to what the photos show, and anything the photos cannot show is stated plainly.

Use it when: Use when a roofing company needs to turn job photos, site notes, and the owner's own prices into a clear written estimate, such as 'build an estimate from these photos,' 'write up this roof quote,' or 'make a quote from my notes and pictures.'
